Head of Compliance / Qualified Individual
📍 Location: Irvine, CA or hybrid (must be able to work from our Irvine office regularly)

Button Finance is a rapidly growing, profitable mortgage company focused on home equity lending. We are seeking an experienced and highly capable Head of Compliance to lead regulatory oversight, manage multi-state licensing, and serve as the Qualified Individual for our mortgage operations. This role is critical to our continued growth, regulatory standing, and investor relationships.
Must-Have Qualifications
âś… Experience submitting Mortgage Call Reports
âś… Experience managing state licensing processes, including onboarding new licenses
âś… Eligible and credentialed to serve as a Qualified Individual
âś… Demonstrated success securing Fannie/Freddie/FHA/Ginnie seller-servicer approvals
âś… Deep knowledge of HOEPA, HPML, QM rules, and associated exemptions
âś… Experience maintaining a Colorado Supervised Lender License
âś… Solid understanding of home equity lending, including both closed-end seconds and HELOCs
âś… Strong fluency in Encompass, especially compliance/disclosure workflows
âś… Clear understanding of federal and state mortgage disclosure laws
Key Responsibilities
- Serve as Qualified Individual on company and branch licenses in multiple states, including Colorado.
- Manage the full licensing lifecycle—new applications, renewals, amendments—via NMLS.
- Prepare and file Mortgage Call Reports (MCRs) and other required regulatory submissions.
- Oversee Button’s compliance framework, including policies, procedures, audits, and training.
- Lead applications and ongoing maintenance for Fannie Mae, Freddie Mac, FHA, and Ginnie Mae approvals.
- Ensure compliance with all disclosure regulations under TILA, RESPA, ECOA, and state-specific rules.
- Oversee home equity compliance strategy, including closed-end seconds and HELOCs, with proper handling of QM exemptions.
- Understand Encompass compliance workflows and disclosure logic.
- Interface with regulators, investors, and third-party review firms as needed.

- Experience handling regulatory exams or investor audits

- Familiarity with servicing regulations and borrower communication restrictions
